Yeah...having lived in Germany it's easy to comprehend. Cultural senses of humor vary VASTLY and many jokes are lost in translation. Just look at the difference between British and American humor....there's not even a language barrier there.!

@NoLibertarian, you're lucky then, and unusually talented and/or gifted and experienced with real estate.There's two major ways they do this. One is to simply change the terms in the closing papers and rush you through the signing. Some (like you, probably) will read every line carefully and question any inconsistencies, but most will succumb to the pressure to keep the process moving. Plus they always like to point out that the GFE is "just an estimate"... and few people know what numbers should or should not change.Another way is to wait until signing to inform the buyers that they actually don't qualify for the fixed rate loan they originally qualified for, but that that they do qualify for a variable rate. The problem comes when scrimped to be able to buy a house and have earnest money tied up in the offer. They can decline the crappy loan and refuse to sign, but in doing so they lose their earnest money, which is probably not something many can afford. This is something car dealers like to do after you've taken the car home and you've financed with them, "oh, there's a problem with your credit and the original loan won't go through - why don't you come in an sign some new paperwork".Plus many get emotionally tied up in the home-buying process and can't rationally see how badly they're being screwed. The less scrupulous lenders take advantage of this.Most people only buy a house once or twice in their lives and it's difficult to be prepared for every possible way the professionals involved will try to take advantage of them.
